‘Personal resort’ on Princess Diana’s hideaway coast

Nobu Beach Inn, Barbuda is creating an off-grid, eco-conscious community including 25 beachfront hotel villa lots, which are for sale, starting at around $12 million. Buyers have a choice of interior design finishes and furniture options. The villa properties are meant to feel like a personal resort – a series of individual bungalows that can be customised to meet the needs of the buyer and connected by pools, gardens and sandy pathways.

All three partners in the development, Robert de Niro, Daniel Shamoon and James Packer, will have a home on the property.

Nobu Beach Inn is on two-plus miles of beach frontage on Barbuda’s south west coast, previously a favourite hideaway for Princess Diana. Construction is well under way and the hotel is set to open in early 2026. It will have 36 bedrooms across 17 bungalow cottages, world-class restaurants, a kids’ club and extensive sports and social facilities.

The single-storey open architecture employs natural, sustainable materials to blend with the landscape. The hotel bungalows are hidden among lush planting and connected by meandering sand pathways.

Amenities include a large beach club with all-day dining, oceanfront pool and spa with private garden pavilions. The social area will have a restaurant, indoor/outdoor lounge and an omakase sushi bar, and there will be an outdoor cinema, tennis courts, padel and pickle ball courts and a gym pavilion with trainers on hand to run classes and personal training sessions.

There will also be dinghy sailing, water skiing, kite surfing, jet skiing, wake surfing and a coaching team. Classic sailboats and motor yachts will be available for sunset cruises, beach picnics, fishing trips, snorkelling and scuba diving, as well as voyages to neighbouring islands.

A rotating selection of wellness practitioners, top class DJs, fitness experts and guest chefs will be on hand.

The on-site farm will grow seasonal produce year-round, to be served across the property and available in the general store.

The Nobu Beach Inn will run on LNG fuel and a solar PV array with battery back-up. Potable water is provided by a reverse osmosis plant, while for irrigation there is a natural Bionest sewage treatment system and water catchment systems. The development favours indigenous materials and those with minimal environmental impact.

Social responsibility is another priority and the development will employ Barbudans whenever possible. A fund will be established to actively support the local population and a team responsible for philanthropic initiatives will spend time in the community groups to gain an understanding of what is required, to improve the overall quality of life for individuals and for the island as a whole. Particularly importance is placed on supporting local entrepreneurs and small business owners.

VC Bird Airport in Antigua is well served with non-stop flights to and from North America and Europe. The journey is 7.5 hours from London with Nobu Beach Inn a ten-minute helicopter ride away. The new Barbuda airport, Burton Nibbs, opened in October 2024.
